BREEAM ‘Excellent’ for Koneser

Centrum Praskie Koneser is a mixed-use investment, developed jointly by Liebrecht & wooD Group and BBI Development S.A. in the Ząbkowska, Markowska, Białostocka and Nieporęcka Street quarter. The revitalized former Warsaw Vodka Distillery will have 88,000 sqm of commercial space and combine different functions, i.e. office, retail and services. Koneser has been designed and is developed in line with the demanding requirements of sustainable construction. The investment has achieved BREEAM Interim 2013 New Construction certification – both for Offices and Retail –  with an ‘Excellent’ rating.

We are implementing solutions that will ensure the future comfort of tenants of the office and retail part and are in line with being environmentally friendly – comments Mariusz Kozłowski, President of the Management Board of Liebrecht & wooD Poland.

Koneser’s high rating in the certification process has been achieved thanks to its excellent location near to major traffic junctions, providing convenient access by public and private transportation. The vicinity of numerous bus and tram stops (20% and 50% of all Warsaw lines respectively), the second subway line station and two railway stations with connections to international airports – Chopin and Modlin. 1,000 parking spaces (equipped with charging stations for electric cars) and a large infrastructure for cyclists (bicycle repair stations, changing and locker rooms) will also be available to tenants.

Realization of the investment is carried out in compliance with strict ecological standards. We are using certified materials that improve air quality and implement innovative green solutions (flower meadows, green roofs), based on detailed environmental recommendations – says Dominika Nowakowska, Project Manager at Liebrecht & wooD Poland.

Koneser was also given credit for using latest monitoring methods for energy and water consumption. Tenants will have their own counters, while the BMS will monitor the proper balance of water and energy consumption in the common areas of the complex.   

The BREEAM certification scheme was developed in 1990 by BRE (Building Research Establishment) and is currently the most popular solution in Europe for investors, developers and tenants. Sweco Consulting, an independent firm was responsible for the certification process.

Obtaining and ‘Excellent’ rating in the BREEAM Interim certification process by Centrum Praskie Koneser confirms that investors fulfill very high ecological criteria for energy and water savings, built-in materials, ventilation or thermal comfort of the users. The project has achieved very high marks for excellent transport performance. This all contributes to Koneser's great success, given the scale and diversification of the entire investment – said Dominik Włodarczyk, BREEAM Assessor at Sweco Consulting.

Koneser maintains in high interest of tenants. Campus Warsaw (Google initiative dedicated to start-ups) is operating in the complex. In the future offices of such companies like: Atende S.A., BHWS, Clico, Dago Centrum, Energy Solution, Grupa Ogilvy, Kantar Millward Brown, Kantar TNS, RK Legal and Waberer’s Polska will open in Koneser. Guests will stay at the first Moxy hotel in Poland (a Marriott International brand) and have opportunity to visit the world's first Polish Vodka Museum. Everyone will be able to enjoy the rich gastronomic offer (i.e. Grupa Warszawa concept, Bombaj Masala, Hana Sushi restaurants and Etno Café), take care of health and beauty at the Zdrofit fitness club and Damian Medical Center or benefit from the retail and service offer (i.e. Hop-Chop Barber Shop, Świat Książki, a laundry service). The opening of the Koneser’s commercial part will take place in spring 2018.

Centrum Praskie Koneser

Centrum Praskie Koneser is a development based on the revitalization and introduction of new functions to the former Warsaw Vodka Distillery, located in the very heart of Old Praga at Ząbkowska Street. The retail part of the project – under development by Liebrecht & wooD Group and BBI Development SA – comprises 21,800 sqm of retail, service, food and entertainment space, as well as 25,500 sqm of office space, including attractive loft offices. The project also includes the Moxy Warsaw Praga hotel (a Marriott International brand), a conference and event centre, as well as the world’s first Polish Vodka Museum. Since November 2015, Campus Warsaw – the first initiative by Google in the CEE region aimed at helping start-ups – has been located in Koneser.
